Modern Home Adaptations that Add Value

Summer is the best time for doing those home improvements if you’re looking to make your house more comfortable, or if you’re looking to move up the property ladder.

It’s easy to think that by just doing the bare minimum to polish up your property it will encourage potential buyers, but with the news that the housing market is currently booming it may be worthwhile investing in some modern adaptations that will make your house stand head and shoulders above the rest.

There’s been a real surge in property trends that are seeing up to 10% value added to the sale price of a home, and with many of them being budget friendly you don’t need to upset the bank balance to get them done.

We’ve listed the trending adaptations below to give you a helping hand in how you can make a quick sale on your home but still pocket a tidy profit.

Adding Space

Conservatories typically dominate the home improvements world as the extension of choice when anyone is looking to sell their property. And we’ve had many clients who have been able to sell their homes much quicker because of this luxurious space.

But in recent years there has been a resurgence in loft conversions which are seeing many homes become desirable properties for numerous people needing that extra space.

Not only does it sell itself to growing families, but it also offers itself to young career professionals who perhaps need that home office.

The beauty of loft conversions is their simplicity in design, and the fact they don’t disturb the properties original aesthetics like traditional extensions would.

Over our time in the glazing industry we’ve fitted many Velux windows into these spaces which have been transformed into a variety of rooms. From bedrooms, home offices, bathrooms and even an extra living room away from the mess makers.

Take inspiration from the luxurious London studio apartments of the southbank and New York meat market, as this is where the trend originated from.

Going Green

We’re all becoming far more conscious of our carbon footprint, and eco-friendly living is a lifestyle choice that many people want to ensure their homes can provide for them.

As well as an increase in the addition of solar panels being fitted to properties, double and even tripled glazed windows are becoming massively popular as they reduce heat loss in the home, dropping those energy bills and creating a more comfortable environment during those long winter months.

Of course aside from the structural adaptations that can be made, you can also now invest in recycled kitchen and bathroom units.

The opportunities are endless so it’s simply a case of finding a green option to fit your budget.

Super Fast Internet

A recent survey by The Guardian reported that fast broadband is now considered vital by new homebuyers.

Admittedly we all know the frustrations of having a slow internet speed, but unfortunately if your home suffers with a snails pace broadband you may want to think of investing in a new provider.

With everything being done online and so many more people now working from home, it is now almost just as essential as running water.

Estate agents estimate that houses without broadband could be worth 20% less than comparable properties. This is a staggeringly high percentage, so if you’ve already made changes to your home this may be the golden ticket to getting it sold.

Embracing Light

Our homes feel much more of a happier and comfortable place when there is lots of light flooding in.  As humans we thrive off the positive energy that natural sunlight provides us, it’s why we all feel so great when summer finally arrives. But if you’re property is feeling dark with lots of dull and shadowy spaces it may be time to increase the amount of windows you have in your property, or adding them to those areas that seem to lack in light the most.

Floor to ceiling windows fitted in a bedroom or living room can open up this space completely, and make you feel much more free.

Inserting Velux windows into upstairs hallways or staircases can also let the light into those areas that feel most neglected.

Opening up your home with light in this way will certainly give it the ‘WOW’ factor for any potential buyers, and it’s an option that will give the illusion of more space without actually having to extend.
